LEED is the nation’s preeminent program for the design, construction and operation of high performance green buildings.
“The completion of the Fisherman’s Terminal Building and now the award of LEED® Gold Certification is source of pride for the City Council, our staff and the project team. We know the building will serve the fishing Industry in an energy efficient manner for years to come,” said David Tyson, Eureka City Manager.
The Fisherman’s Terminal Building is the most recent facility completed as a part of Eureka’s long-term waterfront revitalization efforts. It was designed to serve local seafood businesses by providing processing and refrigeration space, as well as retail and café space. The area surrounding the building is intended for outdoor events, market venues, and recreational activities connected to the waterfront area. It is located at the foot of C Street in Eureka.
The Fisherman’s Terminal Building achieved LEED certification for efficiencies in energy, water, and material use, and for employing a variety of sustainable strategies in the design, construction, and operations. By using less energy and water, LEED certified buildings like the Fisherman’s Terminal save money for taxpayers and support the local businesses occupying the building. Other benefits of LEED buildings include reduced greenhouse gas emissions and a healthier environment for workers and the larger community.

LEED certification of the Fisherman’s Terminal was overseen and coordinated by Greenway Partners, an Arcata firm specializing in project development and management. Greenway worked closely with the City of Eureka and project team members toward this accomplishment. The building was designed by local architects LaPotre & Cleek. Greenway principal, Steve Salzman, P.E., also served as the project’s commissioning agent to ensure the building’s mechanical, electrical and plumbing systems functioned properly once installed.
The Fisherman’s Terminal LEED Gold certification was achieved using a number of green design and construction features that positively impact the project itself and the broader community. These features include:
· In-fill development close to public transit and other community services
· Preferred parking for alternative fuel vehicles, including electric vehicle charging station
· Use of roofing materials with low reflectivity, reducing building’s heat-island effect
· Water-efficient landscaping design and plumbing fixtures
· Energy efficient building design, including high R-value insulation and windows, low-wattage and sensor-operated lighting, radiant room heating and on-demand water heaters
· Solar photo-voltaic panels to offset building energy use
· Construction waste reduction - over 95% of waste diverted from landfill disposal
· Over 30% of building material costs in recycled materials
· Over 25% of building material costs in regionally extracted and manufactured materials
· Over 95% of all wood in the building came from FSC-certified forests, and several salvaged redwood beams were reused in the building
· All adhesives, sealants, paints, and carpet systems used in the building were verified low-VOC
· Building operational systems commissioned to ensure proper functioning
